🚩 The room is strictly for a solo lodger who is a non-smoker. Due to the nature of the activities that take place in the home, no overnight stays by guests or lodgers are possible.

🏡 Live in Landlord is seeking a Lodger for a Tranquil Harmonious Living Space 🌿May include an evening meal 🍽️ , a few evenings a week, if guests want what’s prepared by Lita or guests can prepare their own.

🏡Are you looking for a cosy and peaceful living arrangement? Look no further! Lita is currently seeking a lodger for a spare room in her tranquil and welcoming home.🏡

📺 Each room comes with a Sky TV puck included. Room two has previously accommodated guests who brought their own TV, while room three features a small on-wall TV. Landlord may install a TV in room two later. The house provides WiFi, which enables mobile phone 📲 usage in the vicinity. Please note that there is no landline phone available, and it cannot be installed. The WiFi speed is 75 mbps.

💼 Lita works from home full time, offering transformational life coaching sessions and meals as part of her mini retreat package for guests on the retreat. Guests can book their stay through Airbnb or directly on Lita's business website. Alongside hosting guests on a retreat, Lita is seeking lodgers who are professionals that work away from home. There’s no space for a desk or facilities to accommodate working from home permanently. Previous guests have stayed a few days a week Monday-Friday at the same monthly rate on this advert.

🧺Lita will do up to two loads of Laundry for each guest/lodger Monday to Friday only, in great weather clothes will be hung in the garden otherwise in the shared bathroom over the bath. No wet clothes to be dried in bedrooms. Basic detergent is provided complimentary to do laundry or guests/lodgers can purchase their own. Guests/lodgers can do their own laundry if they are home on any day outside of quiet hours including over the weekend. Entrance to the garden is via the back of the house 🏡

🌟 As a lodger, you will have access to a well-equipped kitchen, complete with a cooker, microwave, and shared fridge freezer - there's no personal shelves or cupboards. Overflow is stored in bedrooms. Please be aware that there is no access to the main oven or bread-maker, but the combination microwave can handle all your cooking needs. It is your responsibility to purchase your own groceries, including milk. No perishable foods outside of fruit and grains to be kept in room. No hot food eaten upstairs.

🫖 Complimentary black tea teabags are provided along with white sugar. Guests/lodgers will provide anything else that they would like to drink for themselves, including juice, milk, other coffee, herbal tea and condiments. Alternatively, a £10 surcharge will be made for all beverages to encourage fair and proportionate use. On occasion Lita gifts the household fruit 🍇 and pastries 🥐.

🛒 Guests/Lodgers to buy their own groceries - so if they have a cake to bake, a batch of wings to fry - anything done in bulk, guests/lodgers to purchase their own groceries to include sugar, oil and seasonings to make their food choice. Same goes for milk - due to so many dietary requirements, guests/lodgers buy their own. Landlord supplies basic table salt, white pepper and oil for fair/reasonable daily use.

🍽️ Communal meals are prepared by Lita for guests on a retreat (booked via airbnb), fostering a sense of togetherness. However, the kitchen will primarily be used by the lodger and Lita for cooking purposes. Lodgers are welcome to participate in communal meals whenever they are available. Lita will provide sufficient notice to avoid wastage of food and unnecessary expenses for the lodger. Also, no hot food is to be eaten upstairs to avoid strong food smells permeating bedrooms whilst everyone sleeps. Lodgers have very limited cupboard access with any overflow kept in their bedroom.

‼️ Guests/lodgers are not permitted, to take anything from the house or use anything within the house, that belongs to the house and or to any other member of the household, for which permission has not been given. No cutlery 🍴 and or crockery to leave the house. No stealing will be tolerated. Anything that goes missing will be taken from the deposit.

🧹 In order to maintain a clean and inviting environment, everyone is expected to keep their rooms tidy and to clean up after themselves. The bathroom will be shared between the lodger and guests, and it is required that it be cleaned after each use to include the bath, 🛁 shower 🚿sink and 🚻 toilet. Detergent, to include liquid soap 🧼and cleaning 🧹materials 🧽 are provided to facilitate clean-up. Additionally landlady makes great effort to make sure the house smells fresh so residents hair and clothes don't have stale smells of bacon, curry and fried food. Each resident is responsible for make sure detailed clean up and positive cooking practice to prevent strong odours entering rooms and filling the house on a daily basis.

🧴Basic Toiletries to include handwashing liquid 🧼 and toilet paper is in the shared bathroom, provided complimentary to encourage hand washing and basic hygiene. Guests/lodgers use their own towels.

Shoes 👞 Upon entering the home, outdoor shoes are left in the porch to maintain cleanliness and serenity.

Bins 🗑️ are kept in bedrooms and are the responsibility for each guest/lodger to empty and put outside. Once a month each guest/lodger puts the recycling outside for the whole house.

🤫 Quiet time is observed from 22:00-07:00, ensuring a peaceful atmosphere for all.

🔐 For your convenience and security, all rooms are equipped with smart locks for easy access and departure.

🎉 Occasionally, Lita hosts games or movie nights in the living room or kitchen, creating a fun and engaging atmosphere. Please note that the living room is mostly unavailable as it serves as her workspace.

🌳 In good weather, landlady may arrange events to include communal meals in the garden at the back of the house. The garden is locked most days and it is suggested the nature reserved be used instead for those needing to be in and around nature or a garden space.

🚗 A parking space can be made available, provided users are willing to lock the barrier when not in use. Alternatively, parking is available free nearby in legal parking areas.

🚭 Due to allergies, Lita's home is strictly non-smoking, including cigarettes and vaping. Only non-smokers can reside, as the presence of cigarettes can negatively impact Lita's health. Anyone found smoking will be asked to leave. Lita also has an allergy to palm oil and an intolerance to the smell of dried black smoked fish.

🔒 For insurance purposes, all residents, including those on a mini retreat, are required to provide proof of a clean criminal record, as Lita's home remains a private dwelling and her main residence. A recent DBS certificate is helpful for this purpose.

⚠️ Since moving to the vicinity in 2020, the village has experienced approximately two power cuts a year of no more than 24 hours and one 24-hour period (slightly under) without flowing water due to three burst pipes. Lodgers will need to be resilient when such emergencies and unexpected events take place.

📶 WiFi is available and a speed of around 75bph and is what many rely on to make mobile telephone calls. There is no landline calls permitted or available to lodgers. On occasion network connectivity is low.
