Double bedroom, with parking & garden

The home environment is a clean, tidy and calm space. I am a female live-in landlord, looking for a like-minded working professional who must enjoy the company of dogs and cats.

What is included in the room:
-Fully furnished room, including: double bed, under bed storage, orthopaedic mattress, tall boy cabinet, wardrobe, chest of drawers, large shelving space, large fixed wall mirror and decorative accessories.
-42" Samsung Smart TV on wall bracket
-A day shutter blind and a blackout roller blind.
-All bedding, blanket and towels.
Home Facilities:
-Unlimited Fibre Broadband.
-Amazon Firestick, Prime, Netflix and Disney+
-Shared kitchen, utility room, lounge and bathroom.
-All kitchen utensils and equipment provided.
-Off street parking available (usually directly outside of house).
-Home security system.

Additional Notes:
-Please kindly note that I cannot accept smokers or vaping (inside or outside the home).
-The room is for single occupancy, rather than a couple.
-The security deposit and 1 months rent is required upfront, followed by monthly rent paid by standing order on a rolling basis, with a lodging agreement.
-References required.
-If you are a hybrid or fully remote worker, the room would be an extra £15pw/£60pm due to extra utility bill usage.
-All utility bills, inc. council tax band, TV license etc. are included.
-Visitors are not permitted (can be explained and discussed in more detail).
